Application Fees
The Isaac Apartments’ application process includes a background check, credit check, rental history verification, and employment/income verification.
Applications are delivered via text or email upon request and are required for each adult applicant (18 years and older).
Required documentation includes a photo of the applicant’s government-issued ID and two months’ worth of pay statements. Other forms of income such as bank statements, investment distributions, and Social Security are also accepted.

The Isaac requires a non-refundable application fee of $65 per applicant (18 years of age and older).

In accordance with Fair Housing laws, The Isaac leases apartments on a first-come, first-served basis. Every applicant may request to place a $500 fully refundable hold deposit on any available apartment home before submitting an application to secure first right to lease.
If the application is denied, the hold deposit will be refunded in full and the unit will be posted as available.
If the application is approved, the hold deposit will be applied toward the applicants security deposit.

The Isaac requires a non-refundable administrative fee of $100 per adult applicant (18 years of age and older).
This fee is due at the time of lease signing along with the security deposit and covers the administrative services associated with the processing, preparation, and administration of the resident’s application, lease agreement, and resident file.

The Isaac requires a security deposit to be paid in full upon lease signing along with the administrative fee.
Base security deposit by floor plan:
Studios, Alcoves, & One-Bedrooms: $500
Two-Bedrooms & Three-Bedrooms: $750
All security deposits are fully refundable upon move-out, less the cost of cleaning and any damage repairs beyond reasonable wear and tear.
The Isaac reserves the right to require a larger security deposit upon approval, depending on the application.

The Isaac requires that all applicant or application group demonstrate verifiable gross (before taxes) income equal to 2.5 times the monthly rent.

The Isaac accepts guarantors and requires that they demonstrate verifiable gross (before taxes) income equal to 5 times the monthly rent.
Utility Charges
Residents are responsible for electricity, natural gas, trash, water/sewer, and internet service.

The Isaac charges a utility administrative fee of $8.00 per month to each unit.
This charge is applied to the resident’s ledger on the 27th of the prior month and is due on the 1st of the current month along with their other recurring monthly charges.

The Isaac charges a trash fee of $12 per month to each resident.
This charge is applied to the resident’s ledger on the 27th of the prior month and is due on the 1st of the current month along with their other recurring monthly charges.

The Isaac bills water and sewer back to residents using the RUBS (Ratio Utility Billing System) calculation. Water/sewer costs will vary monthly depending on building-wide usage.
This charge is applied quarterly on February 27th, May 27th, August 27th, and November 27th and is due on the 1st along with their other recurring monthly charges.

Residents pay for electricity usage on their unit and are responsible for setting up an electricity account with Xcel Energy upon move in.

Residents pay for natural gas usage on their unit and are responsible for setting up an electricity account with Xcel Energy upon move in.

Residents are responsible for setting up their own internet service with a provider of their choosing.
The Isaac has partnerships with Quantum Fiber and will connect future residents with a sales representative upon lease signing so they can take advantage of special offers and schedule installation.
Other Charges & General Information

The Isaac requires that each resident maintains renters insurance with a minimum of $100,000 in liability coverage for their unit and the building.
Residents may obtain renters insurance through a provider of their choosing.
If a valid renters insurance policy is not provided upon move-in or renewal, residents will be automatically enrolled in The Isaac’s master policy and charged $14.50 per month ($10.50 renters insurance fee + $4.00 administrative fee).
This charge is applied to the resident’s ledger and is due on the 1st of the month along with their other recurring monthly charges.

Garage parking is available for $100 per month per garage parking space.
Surface lot parking is available for $75 per month per surface lot parking space.
Parking spaces are assigned on a first come, first served basis.
Parking charges are applied to the resident’s ledger and are due on the 1st of the month along with their other recurring monthly charges.

Each apartment is limited to a maximum of two approved pets.
The Isaac requires a one-time, non-refundable pet fee in the amount of $300 for each approved pet living in the unit.
Pet rent is $50 per month per approved animal.
This charge is applied to the residents ledger and is due on the 1st of the month along with their other reoccurring monthly charges.

The Isaac is committed to the safety, comfort, and well-being of all our residents and their pets.
As of June 1, 2026, the following dog breeds (including mixes) are restricted on new leases:
Rottweiler
Akita
Saint Bernard
Chow Chow / Mastiff
Doberman Pinscher
Pit Bull
Terrier
Pinscher
German Shepherd
Please note that existing residents who were previously approved for residency with an animal of one of the above breeds will be grandfathered in upon lease renewal.

The Isaac accepts Service Animals and Support Animals (commonly referred to as Emotional Support Animals) in accordance with the Fair Housing Act and Minnesota Statutes § 504B.113.
Per Minnesota law, The Isaac may require documentation for each Service or Support Animal when the disability or need for the animal is not readily apparent. Acceptable documentation must be provided on professional letterhead and include all of the following:
The providers signature
The provider’s license type and license number
Confirmation that the tenant has a disability (as defined by law)
A statement that the specific animal is necessary to alleviate one or more identified symptoms or effects of that disability
Documentation must come from a licensed professional who has an existing treatment relationship with the tenant. This includes physicians, physician assistants, psychologists, mental health professionals, social workers, and counselors licensed in Minnesota (or an equivalent out-of-state license with an existing / active treatment relationship).
Qualified Service and Support Animals are not subject to pet related deposits, fees, rent, or breed restrictions.
However, all animals must comply with applicable local ordinances regarding licensing, vaccinations, and behavior, as well as the resident’s lease agreement and The isaac’s community rules.
